Colliers Project Leaders is seeking Architectural/Interior Design Services for the following brief scope of work - The client is in the process to finalize a lease agreement at 483 Bay St. Toronto with a total rentable area of approximately 375,000 sq. ft.
This project consists of two stages, the Swing Space stage (+/-220,000 sq. ft), and the End State stage (+/-375,000 sq. ft).
For the functional programing study of the project, the intent is to generate two individual functional programming report for both Swing Space and End State stages for the client Infrastructure Ontario prior to the MAG 720 Bay Relocation project, which outlines in detail the functional and technical requirements of MAG’s new workspace so that it can be designed to meet program specific needs.
For the functional programing study report, both the swing space stage, and end state need to be taken into consideration and reported separately, the consultant will need to develop a workspace strategy and comply with Office Accommodation Space (OAS) as per the OPS Modern Office Space (OMOS) (documents to be supplied on a later date) with the square footage allowances per the IO Work Environment Guidelines per staff member, and the Security study report.
For the spaces allocated for the Swing Space stage, approximately 220,000 sq. ft, base on the functional programing study result, the design of the swing space is to be developed and executed for the client to relocates its headquarters to the swing spaces at the new 483 Bay St. location by October 2025.
For the design development and execution of the swing space stage, the client intent to renovate to support necessary architectural changes to interior elements and furniture using the result from the functional programing report and security study, the consultant will develop the design for the swing space taking into consideration of the current state and condition of the swing space and the security requirements, making only necessary architectural, interior, furniture, mechanical, electrical, AV, IT, and structural modification to allow the execution of the swing space, and have the space be ready for the client to relocate to by October 2025.
The Respondent must have OPS Clearance to deliver this project.
