TOC-22-007 - PRIMARILY RESIDENTIAL MIXED USE LAND

The purpose of this Request for Expressions of Interest (“RFEI”) opportunity is to assist the Town of Coaldale (the “Town” or “Coaldale”) in identifying qualified proponents who are interested in purchasing 26.7 hectares (66 acres) more or less, which represent an opportunity to plan and develop a primarily residential, mixed-use neighbourhood in the N.W. of the Town of Coaldale, that will complement the community’s new joint public middle and high school (Kate Andrews School) and multi-use recreation centre (an opportunity hereinafter referred to as “The Lands”, “NW lands” or “the opportunity”).
The Town is seeking non-binding expression of interest proposals based on this RFEI from private developers who may wish to purchase the NW lands, which are approximately 26.7 hectares (66 acres) in size, within the NW of the community, at the location(s) identified in Schedule 2 (2.1: The Lands) of this information package (“The Lands”).
The end goal or vision of the NW lands is that, with the joint school and multi-use recreation centre as the backdrop, a new primarily residential neighbourhood, with supportive non-residential elements (commercial and institutional) be planned for and developed based on the policies and principles of the newly revised Municipal Development Plan (MDP), which is referred to as the “Town Plan”.
