41 Main Street Property
Structural Condition Assessment & Cost Estimate

Background:
On October 2nd, 2019, the Town of Carberry, by way of tax sale, acquired the property at 41 Main Street in Carberry, known locally as “The Style Shop.” The property is in serious disrepair, and has had numerous fire inspections, as well as a closure order placed against it in April of 2019. A copy of the inspection reports and closure order can be supplied, if requested.
The building has 2 adjoining walls with neighboring properties, which are of a major concern to the Town, as a failure of this building could result in serious damage to the neighboring properties. The building has some severe structure issues in the roof system, and there is a large amount of sand that has washed into the basement. From what we know, the building was constructed in the early 1900’s. The approximate area of the main floor is 1875 ft2, and there is a partial unfinished basement.
Specifications:
The Town is seeking the following information to be included in the report:
- Structural Condition Assessment for the property
- Recommendations and opinion of cost to immediately shore and secure the building short-term from catastrophic failure
- Class C estimate to repair the structural integrity of the building for long term renovations and occupancy
- Class C estimate to remove the building and properly repair the structural integrity of the remaining party walls with the neighboring property
Site Visit:
A site visit will be conducted at the property on November 1st, at 9am. This site visit is optional, however, recommended. Interested parties are asked to meet behind the property, as access is gained through the rear entrance. Access is from the back lane, behind Westoba Credit Union, off of Third Avenue.

Deadline:
The deadline for submissions will be November 15th, 2019, at 4pm. Proposals received after this time will not be accepted. The Town reserves the right to refuse any or all tenders, and the lowest tender may not be accepted.
