Description

INVITATION TO SUBMIT AN EXPRESSION OF INTEREST (EOI) AS TO THE AVAILABILITY OF SPACE FOR LEASE IN THE CITY OF WINNIPEG

Manitoba Department of Labour, Consumer Protection and Government Services, Real Estate and Contract Services Branch is asking interested parties to provide information for a potential lease of space based on the following criteria:

SECTION A – PROJECT REQUIREMENTS

Lease and Space Components
Lease to commence on or before October 1, 2022;

The proposed space must satisfy or be capable of satisfying the following criteria:

Approximately 5,000 - 6,000 usable square feet of contiguous office space (reception and waiting area for 4 people, board room for 15-20 people, 2 large executive private offices and 3-5 executive offices, 12 general offices, storage and file room, staff lunch room with millwork and sink);
6-10 designated and reserved parking stalls within a five minute walk of the building, with the ability to increase
The accommodations must be located on, or in close proximity to a major traffic artery with convenient access to public transit and the skywalk allowing easy accessibility for the general public;
The proposed space must be located within the boundaries of the geographic area in Winnipeg shown on the map, bordered in red, attached to this EOI and labelled as Project #RECS-EOI Boundary Map.

SECTION B - RESPONSE
Interested parties are requested to submit their response to this EOI in writing by August 10, 2022 to the following address:

Please indicate the Project Number you are responding to on all correspondence.
Responses received after the above noted deadline will not be considered.

SECTION C: INFORMATION PROVIDED BY INTERESTED PARTIES
Information provided by interested parties or agents of interested parties should include:

The project number
The location and municipal address of the proposed space
The current zoning of the building that houses the proposed space
The specific location of space within the building
The measured area of the proposed space
A floor plan identifying the proposed space with washrooms, exits and other design elements
A site plan showing the building and parking facilities
Length of term the space is available for lease

Do not submit a price as this is not a proposal call.

SECTION E: NOT A SOLICITATION PROCESS
Note that this is not a tender process, nor a request for proposal, but only an inquiry as to the availability of space to lease. Real Estate and Contract Services will not necessarily invite offers, or lease any space, and may not post any future ads related to this request. The information provided through this EOI may be included in a source list of available space and Real Estate and Contract Services may issue an invitation to tender for other testing requirements based on this information, or based on any other information which may come to its attention prior to an issuance of an invitation to tender; or it may invite offers by way of public tender.

EOI Boundary - Must be within the following boundaries:
- Osborne North to Waterfront
- South side of Broadway to North side of Portage
