4559 - Expression of Interest - Availability of Space for Lease in the City of Winnipeg

Manitoba Department of Labour, Consumer Protection and Government Services, Real Estate and Contract Services Branch is asking interested parties to provide information for a potential lease of space based on the following crtieria:

Lease and Space Components
Lease to commence on or before February 1, 2023;

The proposed space must satisfy or be capable of satisfying the following criteria:
 

1. Option A - Approximately 14,000 – 30,000 usable square feet of contiguous office space.
2. Option B - Approximately 60,000 usable square feet of contiguous office space.
3. Proposed space is preferred to have already in place fit up for use of typical office.
4. Option A and option B will be primary office use and lab area. Special requirements are floor loading for high-density filing, loading dock grade level, 3-phase electrical capacity, permitted use under the City of Winnipeg zoning districts By Laws TOD, C3, C4, EI, MMU, M1, M2 and M3.
5. The proposed space must be located within the City of Winnipeg, excluding the downtown area.
6. Public and staff parking required and designated reserved parking stalls. Associated with the building or adjacent within a 5 minute walking distance.
7. The accommodations must be located on, or in close proximity to a major traffic artery with convenient access to public transit and accessibility for the general public.
