The scope of work for this project is to remove and replace the existing Modified Bitumen, BUR and EPDM Roofing of the roof areas 6, 8 and 9 at the Elgin Middlesex Detention in London, ON, as recommended by the 2017 roof study (PMIS ID:1048134). The roof areas named as 6, 8 and 9 for this project correspond to the areas N2.1, W1.1, W1.0 & W2.0 of the 2017 Roof Study (attached) and are highlighted on the image below. The approximately area of scope of work for this project is 22,700 SF.
Prime Consultant to produce tender drawings for the proposed solution. The scope includes the following:
• Investigate the source of water leak on roof areas 6 (N2.1 – North Lower Roof), 8 (W1.0 and W1.1 – West Lower Roof), and perform localized repair by replacing wet roof area with new.
• Replace roof assembly with new (R30) and install tapered insulation to provide sufficient slope on roof area 6 (N2.1 – North Lower Roof) and areas 8 and 9 (W1.0, W1.1 and W2.0 – West Lower Roof).
• Install Fluid Applied Roof System as per Manufacturer’s recommendation, and localized roof replacement for roof area 6 (N2.1 – North Lower Roof) and areas 8 and 9 (W1.0, W1.1 and W2.0 – West Lower Roof).
Prime consultant to verify on-site the existing roofing system to ensure consistency with the new design. Given the facility's varying elevations and roofing types, the new system must align with existing structures for uniformity and seamless integration.
Upon onboarding, the consultant will verify on-site the exact location of the roof areas involved in this project, as many sections of the facility's roof have already been completed in the past by other projects.
All work should meet appropriate codes, standards, and IO guidelines.
Out of Scope:
• Remove and replace the existing corrugated metal cladding installed on the roof perimeter of roof area 6 (North Lower Roof).
• Remove and replace the existing corrugated metal cladding installed on the roof perimeter of roof areas 8 and 9 (West Lower Roof).
