230430-274485: Air Handling Units Renewal (Parent)
The intent of this project is to replace the two (2) air handling units and thirty-four (34) duct boxes at the OPP Western HQ as recommended by the 2022 HVAC Study. The air handling units are original to the building and are therefore well past the end of their expected lifetime. The existing bypass boxes were installed in 2010 as part of a controls upgrade, but have been recommended to be replaced and upgraded within the study and inline with this large mechanical upgrades bundled project.
230429-274484: P-1 – Repair
The intent of this project is to provide overcurrent protection for Panel P-1 and re-feed it from emergency power as recommended by Section 3.1 of the electrical study completed in 2023. Panel P-1 is located in the basement mechanical room and is currently fed by the normal power splitter in the same room. The study noted that the current feeder between the splitter and Panel P-1 is longer than 7.5 m and does not possess overcurrent protection, which is required as per Ontario Electrical Code Section 14-100(c)(ii). Panel P-1 also feeds exterior lighting at the rear parking lot.
Panel P1 will be re-fed from a local emergency panel board with a spare 3 phase way to accommodate a 60A breaker.
For clarity, there’s no requirement to provide local OCP at the Normal Power splitter location to protect the existing P1 feeder considering the OCP will be provided at the new determined 60A emergency power source.
For Panel P1 repairs recommendations and for the GC to complete, a cash allowance is allocated in the fee breakdown which can be used accordingly.
230431-274481: Condensing Units Renewal
The intent of this project is to replace the two (2) condensing units located outside the south elevation of the OPP Western HQ as recommended by the HVAC Study completed in 2022. The units are rated at 25 tons and 6 tons and connect to two (2) existing air handling units within the building which are being replaced within the project 230430 of this bundle.
230432-274480: Relocate Boiler Gas Vent
The intent of this project is to relocate the gas meter regulator vent outlet for the OPP Western HQ. This was recommended by the HVAC Study completed in 2022. The study noted that the vent outlet is too close to the outside air intake for the air handling units. Based on CSA B149.1-15, the gas regulator vent must be a minimum 10' from the air intake.
230433-274483: Hot Water Distribution Renewal
The intent of this project is to upgrade the perimeter heating system to allow for variable flow control as recommended by the HVAC Study completed in 2022. This will require replacing the existing secondary pumps (P-1 and P-2) with new variable speed pumps operating in a duty/standby sequence. It will also require replacing the current 3-way control valves at all of the perimeter heaters with 2-way control valves monitored by the BAS. All antiquated isolation valves should also be replaced.
The existing boilers are out of scope. It is anticipated that the boilers will be replaced in a future project once this bundled project has delivered the mechanical and electrical upgrades based on the study recommendations.
230763-274479: Controls BAS Renewal
The intent of this project is to replace the existing Siemens building automation system (BAS) with a Niagara based system using the MSI model. Renewal was recommended by the HVAC study completed in 2022. This includes replacing the building level Siemens controllers with Niagara based JACE controllers allowing IO or IO third parties to configure controller/platform software. Project shall comply with Niagara N4 Licensing requirements. Contractor shall remove existing BAS panels and supply and install a web-based BAS. New graphics, programming and sequencing will be implemented.
