The scope of work for this project involves leasehold improvement upgrades to floors 2, 3, and 4 at 659 Exeter Rd in London, ON. The Prime Consultant will be responsible for producing tender drawings, specifications, and providing construction administration for the proposed solution. The scope includes the following:
• Existing Furniture: Removal of existing furniture, with items either sent to surplus or disposed of locally. Good-quality cabinets will remain. Existing furniture will be inventoried. If some items (e.g., chairs, lateral filing cabinets) are in good condition, they may stay. The consultant is required to review and provide recommendations.
• Demolition: As per the attached drawings.
• New Demising Wall and Doors: Installation on the 4th floor, as specified in the drawings.
Carpet and Paint: New carpeting and painting throughout. Carpet may be reused if it is in good condition; the consultant to review and advise.
• Accessibility Enhancements: Each floor needs to feature a universal washroom (as per drawings), door openers, and fire alarm strobe signals.
• Working Lounges: Creation of lounges with millwork, electrical, and minor mechanical accommodations.
• 4th Floor Ceremonial Room: Architectural and mechanical updates to support smudging, designed per OMOS standards.
• Sound Masking: Installation of white noise machines and sound-deadening measures on each floor to improve sound quality in open office spaces. The consultant is also required to review the above-plenum design around offices and boardrooms to reduce sound transfer.
• Move Management: Coordination for centralized files and accommodation furniture.
• AV Support: Design to include backing and electrical for AV equipment (e.g., TVs) in meeting rooms. AV equipment will be procured separately from the project.
• Furniture Procurement: Prime Consultant to support the procurement process for new furniture, including task chairs, in alignment with OMOS enterprise standards. The furniture procurement will occur ahead of the construction procurement and will be managed by Colliers through the existing furniture VOR.
• Air Distribution Review: Assessment of the air distribution within the space is required. Mechanical modifications and HVAC balancing may be required to suit the new layout.
• Wayfinding Updates: Implementation of updated signage.
• Ceilings and Lighting: Although significant changes to ceilings and lighting are not included in the scope, the Prime Consultant is required to review these during pre-design and make recommendations if necessary.
Out of Scope
• Work on the exterior of the building.
• Work on the main floor.
• Base building upgrades (mechanical and electrical systems).
• Structural modifications.
• Installation of new high-density filing systems.
• Modifications to security and access systems.
• Removal or abatement of designated substances.
• Fit-out of swing space. It is assumed that construction will take place floor by floor, and displaced staff will be accommodated on another floor during construction.
• Changes to fire exit plans.
• Purchase of AV equipment for boardrooms.
• Alterations to ceilings or lighting systems.
